About Conservation Subdivisions

Closing the door to overdevelopment, that has slowly crept east in the past few decades, the Town of Southold long ago decided that, rather than buck to the pressures of suburban sprawl, they would fight to maintain the rural character that has made the area so unique. But the fight has not been an easy one.

 

With development looming from the west, the Town of Southold issued a string of moratoriums on new land subdivisions, allowing them to find ways to tweak the Town Code with respect to new home construction. The result was an innovative new approach to development known as the Conservation Subdivision.

 

Southold Town’s Conservation Subdivision law, by its nature, is generous to both the Town and the Developer, resulting in a win/win situation across the board with the biggest winner being those who have the luxury of owning a conservation subdivision home and property.

 

Under the town’s conservation subdivision law, the number of housing units that would typically be allowed on a particular tract of land is reduced significantly and at least 75 percent of the land is preserved. Under these regulations, developers are encouraged to choose conservation over dense development with an array of time- and money-saving incentives.
